EA Paid Ads · The Local Valuation Engine

More valuations from homeowners who already know your name.

I help estate agents book more valuations by becoming more visible in their patch, generating seller enquiries and staying in front of those homeowners until they’re ready to book a valuation.

The Local Valuation Engine is a complete paid ad strategy, not just one campaign collecting contact details. It brings together helpful video content, enquiries from local homeowners and ongoing nurturing that builds familiarity and trust, helping those homeowners move towards booking a valuation when they’re ready to sell.

Why I built the service this way

If you’ve run paid ads on Facebook, Instagram or Google before, you may recognise this: leads come in, your team calls them, and many aren’t ready to sell. You’ve paid for interest, but it hasn’t all turned into appointments.

That doesn’t automatically mean the marketing failed. Someone thinking about selling today could be months away from instructing an agent. The problem is losing touch between that first enquiry and the day they decide to move.

My approach is designed to do two jobs at once: find homeowners showing interest now, and build familiarity with people who will need an agent later. The aim is more valuation opportunities, with your face, advice and results already familiar when you walk through the door.

The three parts work together

1. Get known before they need you

I help you create short videos answering the questions sellers ask, alongside local market updates. Facebook and Instagram campaigns put those videos in front of tens of thousands of homeowners every month in your area. Instead of only meeting you when they compare agents, they start getting to know you beforehand.

2. Give interested homeowners a reason to enquire

I build campaigns on Facebook, Instagram and Google aimed at homeowners who are thinking about selling their property, whether that’s soon or further down the line. We test the channels side by side, review the quality of enquiries with you and put more budget behind the opportunities most likely to become booked valuations.

3. Stay remembered while they decide

People who watch your videos or enquire keep seeing more of your content: sold stories, reviews, market updates and useful advice. You stay visible during the weeks or months between “we might sell” and “let’s book a valuation”.

The point isn’t simply to buy more leads. It’s to build a pipeline of local homeowners who know you, trust your advice and remember your agency when they’re ready.

What I actually do for your agency

Here is the practical scope behind the Local Valuation Engine.

Account setup, tracking and audiences

Meta Business Manager and ad-account setup. Set up the business advertising structure used to run your Facebook and Instagram campaigns.

Meta Pixel and conversion tracking. Set up tracking to measure the actions generated by the advertising, rather than judging performance only on clicks and views.

Audience creation. Build the audiences used to reach local homeowners and stay in front of people who have watched your videos or enquired.

Three campaign types, with different jobs

Video-view campaigns on Facebook and Instagram. Build campaigns that distribute your helpful seller videos and market updates to homeowners in your patch. This is paid distribution of your content, reaching tens of thousands of homeowners every month. Rather than posting on your page and relying on unpredictable organic reach, we put a budget behind getting your videos seen by local homeowners consistently.

Seller-enquiry campaigns. Build campaigns to capture enquiries from homeowners thinking about selling their property. Test Meta and Google alongside one another and compare lead quality, not just enquiry volume.

Follow-up advertising on Facebook and Instagram. Build campaigns that show further content to video viewers and enquirers: sold stories, testimonials, reviews and market updates. This keeps your agency visible while those homeowners consider selling.

Google Ads campaign setup. Build the Google campaigns as a separate source of homeowner enquiries, alongside the Facebook and Instagram activity.

Content and ongoing management

Video ideas, scripts and editing. Supply ideas and scripts for video content and edit video if required. You supply the local expertise and record the footage.

Weekly performance reviews and testing. Review campaigns weekly, test different audiences and creative strategies, and adjust the advertising budget towards stronger performance.

Lead-quality reviews and reporting. Review enquiry quality with you and report on leads, cost per lead, valuations booked and what we’re improving next. Track cost per booked valuation and instructions won using your outcome feedback.

What the first four months look like

Month 1 · Build and launch. Get the first videos recorded, build the campaigns and start generating enquiries across Meta and Google.

Month 2 · Learn what’s strongest. Review enquiry quality and the best-performing videos. Use those findings to shape the next content and budget decisions.

Month 3 · Refine and stay visible. Improve the enquiry campaigns and increase repeat exposure as the audience of interested homeowners grows.

Month 4 · Review and continue. Bring the three parts together and review progress. With the setup option, hand the system over to your team; with ongoing management, I keep running and improving it.

What I need from your agency

Admin access to your Facebook page, Instagram and Meta and Google ad accounts; around 1–2 hours a month to film; prompt follow-up on new enquiries; and feedback on lead quality, booked valuations and instructions. I handle the advertising. Your team handles homeowner conversations, valuations and winning the instruction.

The numbers we use to judge progress

We track valuation enquiries, cost per lead, cost per booked valuation, valuations booked and instructions won. We also monitor local reach, video views and the audience of interested homeowners, because those show whether the wider pipeline is developing.

A low cost per lead means little if the enquiries don’t become conversations and appointments. Your feedback on quality and outcomes is part of how we improve the campaigns, not an afterthought.

A six-month approach, without a six-month tie-in

Some homeowners are ready now; others are months away. I recommend giving the strategy at least six months and only want to work with agencies prepared to give it that time. This gives us room to build familiarity, test, improve and optimise the campaigns towards the best results, rather than judging everything on short-term data.

Ongoing management is on a rolling contract and you can cancel at any time. The six-month expectation is about fit and intent, not a fixed contractual lock-in.

Two ways to work together

Option 1 · Done for you

£600 per month (excluding ad spend)

Best if you want the advertising taken care of. I build and manage the campaigns, so you can focus on responding to homeowners, booking valuations and winning instructions.

  • The Meta and Google campaign build described above.
  • Video ideas and scripts every month, plus editing if required.
  • Weekly performance reviews, audience and creative testing, and budget adjustments.
  • Lead-quality reviews with you and regular reporting on results and next improvements.

A minimum £600 monthly advertising budget is required. (And if you’ve got more to spend, we can work with that too.) Ad spend is separate and paid directly to Meta and Google.

Option 2 · Done with you

£2,500 one-off (excluding ad spend) · for four months together

Best if you want your team to run the system in-house. I build it, show you how it works and train your team to take over after month four.

  • The Meta and Google campaign build, plus lead forms and landing pages.
  • Scripts for your first batch of videos.
  • Hands-on training in running the ads, improving performance and the weekly tasks needed to keep them working.
  • Handover after month four, or the option to choose ongoing management instead.

The fee covers four months of setup, training and handover. Ad spend is additional and paid to the platforms. You need someone in-house with time to learn and run the system.

What “done with you” means in practice

This is not just a set of campaigns dropped into your account. We work together for four months. I build the campaigns and show your team how to run the ads, assess performance, make improvements and carry out the weekly tasks needed to keep the system working.

After month four, the system is handed over to your team. You therefore need a named person with the time to learn and manage it. Ongoing management is an option instead.

Is this the right fit?

Yes, if you want to become the number one agent in your patch on social media and book more valuations, are willing to record video content, will follow up enquiries and want to invest in a consistent marketing strategy. Not if you want a quick one-month test, guaranteed instructions, or have nobody available to follow up.

About me: someone who has done your job

I’m Matt Rabbitts. I spent 10 years in estate agency, including opening a cold-start branch with no listings or pipeline. I understand the challenges of marketing and growing your business when you’re working in it day to day: looking after clients, carrying out valuations, progressing sales and trying to keep the next instructions coming in.

I’ve since worked with 300+ estate agents, from self-employed agents to large corporate agencies with 30+ branches, and managed over £750,000 in ad spend specifically for estate agents.

That experience shapes the Local Valuation Engine. It connects getting known locally with generating seller enquiries and nurturing future sellers, so your marketing keeps working while your team gets on with the job of estate agency.
